Downsizing Your Home: How to Decide What to Keep, Sell, or Store

Downsizing can feel overwhelming, but making decisions about your possessions gets much easier when you use a structured framework instead of relying on gut feeling alone.

1. KEEP (The Essentials & Essentials-to-Be)

  • Criteria: Fits the dimensions of your new floor plan, serves a daily/weekly purpose, or holds irreplaceable sentimental value.

  • Golden Rule: Measure your new space before deciding. A couch that fits your current living room might completely block a walkway in a downsized home.

2. SELL (High-Value, High-Demand Items)

  • Criteria: Good condition, easy to transport/ship, and worth enough money to justify the time spent listing and negotiating.

  • Best Candidates: Brand-name furniture, intact electronics, rare collectibles, power tools, and high-end outdoor gear.

  • Reality Check: If an item takes more than 30 minutes to photograph, list, and sell for under $20, your time is worth more than the payout—donate it instead.

3. STORE (Temporary & Transitional Only)

  • Criteria: Short-term seasonal items, family heirlooms designated for children who aren't ready to take them yet, or items for a transition period (e.g., while renovating or staged for sale).

  • Golden Rule: Storage should be a bridge, not a graveyard. Set an explicit end date for stored items. If you haven't needed an item from storage in 12 months, move it to Sell or Donate.

4. DONATE / RECYCLE (Everything Else)

  • Criteria: Useful items with low resale margin, duplicate household tools, clothing that doesn't fit, and furniture that is functional but out of style.
